  ANSWERS
Q1.  Are you a Landlord?
Yes, we are a landlord and not an agent. We privately own all of the properties on this website.
Q2.  Do you charge fees?
We do not charge typical agency or contract fees. There is, however, a small charge that goes towards your inventory, and insuring your deposit, which we have to do by law. This charge is only applied once you take a flat with us.
Q3.  How do you calculate one month rent?
You multiply the weekly rent by 52 and divide by 12.
Q4.  How much does a studio/1 bedroom typically cost?
Studios average at around £150 per week, however we have some as low as £100 (but they are typically quite small). Studios, if they are nice, big and depending on where they are located. Can go up to £210. One bedroom flats typically start at £220 and can go up to around £260.
Q5.  How much does council tax typically cost?
In the London Borough of Camden, council tax is around £80 a month. This can change depending on the number of people in your flat and where you are located. We do not get involved in Council Tax.
Q6.  Do you register my deposit with an insurance backed scheme?
Yes. Your security deposit is insured. In case of a dispute at the end of your tenancy regarding your deposit, you have the right to query this using a third party at no cost to you.
Q7.  How much does electricity normally cost?
Electrity normall costs a few pounds a week but is largely dependant on how much you use!
Q8.  I am a student, or currently unemployed. Can I still get accommodation with you?
Students can apply for a flat with us, although you will generally need a guarantee letter from a parent of guardian or other means of showing you can pay the rent. If you are unemployed, we generally do not accept you unless there are extenuating circumstances.
Q9.  I am overseas. What should I do?
If you are overseas, you probably want to see the flat before you take it. You should contact us as early as possible or on your arrival to the UK to view our current vacancies.
Q10. Do you have any more pictures of your studios?
Due to the high turnover of our flats, we are unable to provide more pictures of current vacancies.
Q11. What is the minimum contract term?
6 months is the minimum term you must sign with us.
Q12. What references do I need?
We need a reference from work, and copies of your bank statements for 6 months to show an income. If you feel more comfortable, you can provide us with payslips instead.
Q13. How much is the deposit?
The refundable security deposit, which you will receive back when you vacate the property, is equal to one month’s rent.
Q14. What do I need to pay to move in?
We require one month in advance, one month refundable security deposit, plus our admin fee.
